Terms & Conditions
These Terms govern registration and use of E‑LuxuryHomes.com by visitors, registered users, agents, brokers, property professionals and advertisers.
1. Acceptance of these Terms
By accessing the website, creating an account, purchasing a membership, submitting a property or otherwise using E‑LuxuryHomes, you agree to these Terms and the policies incorporated into them. If you use E‑LuxuryHomes on behalf of a brokerage, company or other organisation, you represent that you are authorised to use the account and submit listings on its behalf.
Where a registration or checkout form includes an acceptance checkbox, selecting that checkbox confirms that you have read and agreed to the current Website Terms & Policies.
2. Professional accounts
Paid property-publishing services are intended for real estate professionals and business users. Account holders must provide accurate registration information and keep login credentials confidential. E‑LuxuryHomes may request reasonable verification of identity, professional status, brokerage affiliation, licence information or authority to market a property.
3. Nature of the service
E‑LuxuryHomes provides digital exposure and property-presentation tools. E‑LuxuryHomes does not guarantee enquiries, leads, viewings, offers, transactions, sales, rental outcomes, investment returns, search-engine rankings or any particular level of exposure.
4. Real estate transactions
All enquiries, negotiations, due diligence, offers, agreements, deposits, inspections, financing, legal documentation and closings are handled between the relevant buyers, sellers, property professionals and their advisers. Users should obtain independent legal, financial, tax and property advice before entering a transaction.
5. Account responsibilities
- Provide accurate and current account information.
- Use the service lawfully and only for authorised properties.
- Maintain control of account credentials.
- Promptly update sold, withdrawn, unavailable or repriced properties.
- Respond to reasonable verification or compliance requests.
6. Suspension and termination
E‑LuxuryHomes may reject, suspend, restrict or remove accounts or listings where reasonably necessary to protect users, comply with law, address suspected fraud or infringement, enforce these Terms, prevent abusive conduct or maintain platform quality. Where appropriate, E‑LuxuryHomes may request clarification or correction before removal.
7. Changes to the service
Features, layouts, submission fields, membership offerings and platform functionality may change over time. Material changes affecting paid memberships will be communicated where reasonably appropriate.
Privacy Policy
This section explains the categories of personal information E‑LuxuryHomes may collect, why it is used and the choices available to individuals.
1. Website privacy contact
E‑LuxuryHomes manages personal information collected through E‑LuxuryHomes.com for account administration, listing publication, payments, support, security and website operation. Privacy-related requests may be submitted through the Contact page.
2. Information we may collect
3. How information is used
- To create and manage accounts and memberships.
- To publish, display and manage property listings.
- To process orders and maintain billing records.
- To provide customer support and respond to enquiries.
- To protect the website, detect misuse and prevent fraud.
- To analyse performance and improve the service.
- To send service communications and, where lawful, marketing communications.
- To comply with legal and regulatory obligations.
4. Legal bases where applicable
Where data-protection laws such as UK GDPR or EU GDPR apply, processing may rely on performance of a contract, legitimate interests, compliance with legal obligations and consent where required. The applicable basis depends on the particular processing activity.
5. Service providers and international transfers
E‑LuxuryHomes may use hosting, analytics, customer-support, CRM, communications, security, payment and other technology providers. Personal information may therefore be processed in countries other than the user's country. Where required by applicable law, appropriate safeguards should be used for international data transfers.
6. Retention
Information is retained for as long as reasonably necessary for the purpose for which it was collected, to operate accounts, maintain business and tax records, resolve disputes, enforce agreements and meet legal obligations. Specific retention periods should be documented internally and reviewed periodically.
7. Privacy rights
Depending on location and applicable law, individuals may have rights to request access, correction, deletion, restriction, portability or objection to certain processing, and to withdraw consent where processing is based on consent. Requests may be submitted through the E‑LuxuryHomes Contact page.
8. Security
E‑LuxuryHomes uses reasonable administrative, technical and organisational measures designed to protect personal information. No online service can guarantee absolute security.
9. Children
E‑LuxuryHomes is a professional property platform and is not intended for children. Paid professional accounts should not be created by minors.
Cookie Policy
E‑LuxuryHomes may use cookies and similar technologies to operate the website, remember preferences, understand performance and support marketing where permitted.
Cookie categories
- Strictly necessary: required for login, security, checkout and core website functionality.
- Preference: remember selected settings and user choices.
- Analytics: help understand how visitors use the website.
- Marketing: support advertising measurement or audience functions where used and legally permitted.
Consent
Where applicable law requires consent, non-essential cookies should not be placed until the user has made an appropriate choice. Users should be able to reject non-essential cookies and revisit their cookie preferences.
Membership, Cancellation & Refund Policy
Paid memberships provide professional property-publishing capacity and related platform benefits for the period and listing allowance displayed at checkout.
1. Membership term
The applicable membership duration, active-listing allowance and price are those displayed on the pricing and checkout pages at the time of purchase. Current E‑LuxuryHomes packages are designed as fixed-term professional memberships.
2. Active listing limits
An active-listing allowance represents the maximum number of properties that may be actively marketed under the account at the same time. When a property is sold, withdrawn or otherwise removed from active marketing, available capacity may be used for another property, subject to the purchased plan.
3. Renewals
Unless the checkout page expressly states that automatic renewal applies and the customer expressly agrees to it, memberships do not renew automatically. If E‑LuxuryHomes later introduces automatic renewals, the renewal price, frequency and cancellation mechanism must be clearly disclosed before purchase.
4. Cancellation
Users may request cancellation of future service or renewal through their account where available or through the Contact page. Cancellation does not automatically create a right to a refund for a membership period already purchased or used.
5. Refunds
Because memberships provide immediate access to digital publishing and marketing services, fees are generally non-refundable once material membership benefits have been used, except where required by applicable law, where a duplicate/incorrect charge occurred, or where E‑LuxuryHomes expressly approves a refund. Requests should be submitted promptly with the order information and reason for the request.
6. Chargebacks
Before initiating a payment dispute, customers are encouraged to contact E‑LuxuryHomes so billing issues can be investigated. Fraudulent or abusive chargebacks may result in account restriction, without limiting rights that cannot legally be waived.
Listing & Content Guidelines
Authorisation
By submitting a property, the account holder represents that they are authorised to market the property and to provide the submitted information, photographs, videos, floor plans, logos and other materials for publication.
Accuracy
Listings must accurately reflect the property, asking price, location, availability, material features and professional contact information. Misleading, fabricated, bait, duplicate or intentionally outdated listings are prohibited.
Content rights
Users retain ownership of content they own. By uploading content, they grant E‑LuxuryHomes a non-exclusive, worldwide, royalty-free licence for the duration reasonably necessary to host, reproduce, format, display, distribute and promote the listing and E‑LuxuryHomes service across the website, search, social, email and related marketing channels.
Prohibited content
- Content the user is not authorised to publish.
- False, fraudulent or materially misleading property information.
- Discriminatory housing language or unlawful preferences.
- Copyright, trademark, privacy or publicity-right infringement.
- Malware, deceptive links, scraping, spam or manipulation.
- Illegal services, unlawful financial claims or prohibited transactions.
- Obscene, threatening, harassing or abusive material.
Moderation
E‑LuxuryHomes may review, request changes to, refuse, edit formatting of, temporarily hide or remove submitted content where reasonably necessary for legal compliance, platform standards, quality, safety or rights protection. Editorial formatting should not be understood as verification of the underlying property information.
Fair Housing & Non‑Discrimination Policy
E‑LuxuryHomes supports equal access to housing and does not permit residential property advertisements that unlawfully indicate preferences, limitations or discrimination.
United States listings
For residential listings subject to the U.S. Fair Housing Act, advertisements must not indicate unlawful preferences or limitations based on protected characteristics including race, color, religion, sex, familial status, national origin or disability. State and local laws may protect additional characteristics.
Global listings
For properties outside the United States, advertisers must comply with all applicable national, regional and local anti-discrimination, equality, housing and advertising laws.
Examples of content that may be rejected
Statements indicating that a home is available only to, or unavailable to, people of a particular race, religion, nationality, sex, family status, disability status or other legally protected group may be removed. E‑LuxuryHomes may also remove indirect wording that reasonably communicates an unlawful preference.
Potential discrimination concerns may be reported through the Contact page.
Copyright & Intellectual Property Policy
E‑LuxuryHomes intellectual property
The E‑LuxuryHomes brand, website design, original copy, graphics and other proprietary platform materials are protected by applicable intellectual-property laws. Nothing in these Terms transfers ownership of E‑LuxuryHomes intellectual property to users.
User-submitted materials
Account holders are responsible for ensuring they have sufficient rights to upload and publish photographs, videos, floor plans, descriptions, logos and other listing materials.
Copyright complaints
If you believe material on E‑LuxuryHomes infringes your copyright, send a written notice identifying the copyrighted work, the allegedly infringing material and its URL, your contact information, a good-faith statement, a statement of accuracy/authority and your physical or electronic signature.
E‑LuxuryHomes may remove or restrict access to material while a credible copyright complaint is reviewed. Where applicable, E‑LuxuryHomes may also follow statutory notice-and-takedown procedures available to online services.
Repeat infringement
Where appropriate and legally required, E‑LuxuryHomes may restrict or terminate accounts associated with repeated copyright infringement.
Trademarks
Users must not use third-party trademarks, brokerage marks or branding in a way that falsely suggests affiliation, authorisation or endorsement.

What can be reported?
- Suspected fraudulent or unauthorised property listings.
- Incorrect ownership or representation claims.
- Copyright or trademark infringement.
- Discriminatory housing advertisements.
- Privacy or personal-data concerns.
- Harassment, impersonation, scams or misleading information.

Use the Contact page and provide the property URL, account/listing information if available, a clear explanation and any supporting evidence.
Review process
E‑LuxuryHomes may acknowledge the report, request additional information, contact the listing account holder where appropriate, temporarily restrict content during review and take action reasonably supported by the available evidence and applicable law.
No guarantee of outcome
Submitting a complaint does not guarantee removal. E‑LuxuryHomes may decline requests that are unsupported, abusive, outside its responsibility or inconsistent with applicable law.
Disclaimers & Limitation of Liability
Property information
Property information is primarily supplied by independent agents, brokers, owners or other authorised advertisers. E‑LuxuryHomes does not independently guarantee the accuracy, completeness, legal status, title, measurements, condition, availability, pricing, zoning, permits, investment characteristics or suitability of any property.
Independent verification
Buyers and other users must independently verify material information and conduct appropriate inspections, due diligence and professional review before relying on a listing or entering a transaction.
Third parties
E‑LuxuryHomes is not responsible for the acts, omissions, representations or professional services of independent agents, brokers, sellers, buyers, payment providers, linked websites or other third parties.
Availability
The website is provided on an "as available" basis. E‑LuxuryHomes does not promise uninterrupted operation or that every technical issue will be corrected immediately.
Limitation
To the maximum extent permitted by applicable law, E‑LuxuryHomes and its owners, officers, employees and contractors will not be liable for indirect, incidental, special, consequential, exemplary or punitive damages, lost profits, lost opportunities, loss of data or losses arising from a real estate transaction. Any aggregate contractual liability should be limited to the amount paid by the claimant to E‑LuxuryHomes for the relevant paid service during the period giving rise to the claim, except where applicable law does not permit such limitation.
Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited.
General Website Terms
Changes to these policies
E‑LuxuryHomes may update these Website Terms & Policies as the platform, memberships, features or legal requirements evolve. The current version published on this page applies from the effective date shown above. Where a change materially affects an active paid membership, E‑LuxuryHomes may provide additional notice where appropriate.

Severability
If a provision of these Terms is found invalid or unenforceable, the remaining provisions will continue to apply to the fullest extent permitted.
No waiver
If E‑LuxuryHomes does not immediately enforce a provision of these Terms, that does not mean the provision has been waived.
Entire website agreement
These Terms, together with the Privacy Policy, Cookie Policy, Membership & Refund Policy, Listing & Content Guidelines and any specific terms displayed during checkout, form the agreement governing use of E‑LuxuryHomes.com.
